Goodman, a major player renowned for logistics property development, has announced plans for a new data center campus in Sagamihara City, Kanagawa Prefecture. This announcement solidifies the company’s recent strategic push into the data center sector, bringing its long-rumored, full-scale entry into the Sagamihara market into clear focus.
Under the current plan, Goodman aims to collaborate with Sagamihara City and local stakeholders to formulate a master plan. The goal is to deliver a large-scale data center campus that integrates land-use efficiency, robust infrastructure development, and environmental sustainability. While the end-users (tenants) have not yet been disclosed, this project is already generating significant buzz within the domestic data center market.
Why Sagamihara is Grabbing the Spotlight
In recent years, Sagamihara City has been rapidly emerging as a powerhouse in the Greater Tokyo data center market. A primary driver behind this trend is the city’s unique ability to offer relatively large plots of land in close proximity to Tokyo, combined with exceptional access to high-voltage power grids.
In its announcement, Goodman specifically highlighted Sagamihara’s connectivity to Tokyo Electric Power Company’s (TEPCO) high-voltage transmission lines and its geographic proximity to central Tokyo as key advantages. In the data center industry, securing a stable and massive power supply is often more critical than the physical buildings themselves. Consequently, locations with robust power infrastructure are seeing their value skyrocket year after year. This latest move by Goodman can be seen as a direct response to the soaring power demand driven by the explosive growth of AI.

Eyes on the Relationship with the AWS Tokyo Region

To ensure high availability, hyperscalers like AWS utilize a framework of “Regions” and “Availability Zones (AZs).” A Region consists of multiple data center clusters, which are further divided into independent AZs to ensure redundancy and fault tolerance in the event of a system failure. (Note: Terminology like “AZ” varies by provider).
Sagamihara has long been recognized within the domestic data center industry as a likely location for one of the AZs making up the AWS Tokyo Region. As a result, speculation is growing that this new campus could be designed to accommodate AWS’s accelerating AI-related investments.
Of course, with no tenants officially announced, any connection to a specific company remains speculative. It is entirely possible that other major cloud providers could anchor the site. However, given how rapidly cloud operators are expanding their capacity to keep pace with the AI era, it is only natural that the industry is watching these developments closely.
